Our policy
New Leaf Properties rents rooms, provides services, and treats every guest and employee without regard to:
- Race or color
- Religion or creed
- Sex (including pregnancy, childbirth, and related medical conditions)
- National origin, ancestry, or language
- Age
- Disability (physical, mental, or sensory)
- Familial status (including families with children)
- Marital status
- Sexual orientation or gender identity
- Veteran or military status
- Any other characteristic protected by federal, Idaho state, or local law
Applicable law
- Title II of the Civil Rights Act of 1964 — prohibits discrimination in public accommodations including motels.
- Americans with Disabilities Act (ADA), Title III — prohibits discrimination based on disability.
- Fair Housing Act — applies to rentals of 30 days or longer; we voluntarily extend the same rules to transient stays.
- Idaho Human Rights Act (Idaho Code §67-5909).
Fair Housing Act — 30-day rule
A stay of fewer than 30 continuous days at a single property is transient lodging, not housing. Even for transient stays we voluntarily extend the same non-discrimination rules.
How we apply this
Reservation decisions are based on:
- Room availability on your dates
- Payment method (cash or major credit card)
- Valid government ID at check-in
- Compliance with house rules
- Prior rental history (for repeat guests)
Service animals
Service animals as defined under ADA Title III are welcome at every property. No pet deposit or fee applies.
Language access
Se Habla Español at most properties.

If you believe you have experienced discrimination, report it immediately:
